Bad Mortgages Off Bank Books by Mid-February?

In talking with a couple of mortgage professionals we have heard a rumor that a plan to assist strapped mortgage holders could be in place by mid-February. The plan is to create a Federal "bank" whose responsibility will be to purchase so-called "toxic" mortgages from banks. The benefit to the banks will be to free up monies to put back into lending and help jump start the economy.

Now we’ve heard that before, after all that was one of the supposed reasons for the 700 billion TARP. Now some lenders a cautiously optimistic that this could come to pass.

This makes sense for the new "bank".Most borrowers are not going to default on their mortgage. The new bank will purchase these mortgages for pennies on the dollar and as the economy improves this bank will be able to sell these formerly distressed mortgages at a profit.

No Housing Deals Here

Texas, Oklahoma, Upper New York State - areas that never had a bubble to burst. Not all areas saw house prices skyrocket and these same areas are not seeing the drastic decline. Basically it's a melange of reasons, some good and some bad, that have caused the homes in these areas to keep their value. If you're looking for a great deal, well look elsewhere.

Fed Cuts Rate But Not Much Help for Buyers

The FED has cut rates to the lowest point on record, but that doesn't make it easier for residential or commercial buyers to get that loan. Repayment fears stifle lender's enthusiasm to grant loan. After practical mortgage give aways, the pendulum has swung to the other extreme.
